EICR
Statutory 5-yearly landlord reports, pre-sale surveys and pre-purchase reports. Coded C1/C2/C3 per BS 7671:2018. Remedial quote same visit if any observations come back.
An Electrical Installation Condition Report is a formal test-and-inspect of a property's fixed wiring against BS 7671:2018 Amendment 2 - the current 18th edition of the Wiring Regulations. Every accessible circuit is dead-tested (insulation resistance, continuity, R1+R2 or R2 loop) and live-tested (Zs earth-loop, RCD trip times). Every observation is coded:
EICR reports across the Isle of Thanet start from £190, scaled by property size and circuit count - 1-bed flats at the entry price, rising for larger houses. HMO and larger commercial properties are quoted on site count.
Prices are for the report only. If the report comes back unsatisfactory we quote the remedial work at the same visit - no second call-out charge.
Since 1 April 2021 every privately rented property in England has needed an EICR every five years (or at change of tenancy if sooner). The regulations require the landlord to:
Non-compliance can attract a fine of up to £30,000 per property. We handle the paperwork - report emailed the same evening as the visit, tenant copy and remedial quote included.
Common on Thanet's Victorian and Edwardian terrace stock at exchange stage. A vendor's "electrical safety certificate" is often a legacy Minor Electrical Installation Works certificate for a single circuit; it is not an EICR. Where a buyer's homebuyer report flags "electrics look old," an EICR is the definitive answer and gives you a costed remedial baseline before completion.
