CT12 · Minster
Rural Thanet - Minster village, Manston side, Ebbsfleet. Same crew, same fixed pricing as every other Thanet postcode - because Minster is one district over from the next town, not a different world.
Minster CT12 is the rural south-west corner of the Isle of Thanet - agricultural land, the Manston airfield boundary, and a scattering of villages: Minster itself, Monkton, Cliffsend, Ebbsfleet. Housing stock is dominated by post-war bungalows on larger plots, farm cottages, agricultural conversions, and small pockets of 2000s new-build.
The electrical characteristics are rural: long incoming supplies from the road (some over 50 metres), a higher incidence of three-phase supplies on farm-adjacent properties, and TT earthing (rod-and-electrode) rather than TN-C-S in older bungalow stock. That changes the RCD requirement - TT installations need a time-delayed RCD on the incomer plus 30mA RCDs downstream, so every circuit ends up on double RCD protection. Modern RCBO boards handle this cleanly.
EV chargers in Minster often need G99 notification because the incoming supply is single-phase but at long-cable-run limits, or three-phase and above the G98 connect-and-notify threshold. Solar and battery installs are straightforward because roof shading is minimal on the larger plot sizes.
