The electrical problems repeat across it: salt-driven corrosion on north-facing installs from Birchington to Ramsgate, undersized meter tails on the pre-1980 housing stock, cellar meter cupboards on Ramsgate and Broadstairs cliffs that flood in spring tides, plastic consumer units that have baked through summers of loft-mounted immersion timers.

Coastal-corrosion aware
North-facing Thanet seafronts - Cliftonville, Kingsgate, the Broadstairs North Foreland ridge and the Ramsgate West Cliff - get twenty years of chloride-laden onshore wind on their electrical intake. Meter tails oxidise. Busbars green. Wired-fuse boards from the 1970s and plastic split-load boards from the early 2000s show pitted metalwork and greening on the neutral bar long before an internal failure. An EICR catches it; a routine visual check on a five-year cycle catches it earlier.
Districts
Cliftonville regen sits on a mid-C20th housing stock with pre-1980 wiring loads. Broadstairs is 1930s semis and quiet post-war infill. Ramsgate is Regency terraces on the West Cliff and Georgian townhouses at the harbour. Birchington and Westgate are Edwardian villas and 1930s semis. Rural Minster is post-war bungalows on longer plots with agricultural-supply proximity. One electrical trade; six different jobs.

Every fixed-wiring job on this site is built to BS 7671:2018 Amendment 2:2022 - the 18th edition of the Wiring Regulations. Notifiable work is registered with Thanet District Council building control through our competent-person scheme, satisfying Part P of the Building Regulations. EICR reports are coded per the 2020 electrical safety standards regulations (the ones every private landlord in England has needed since 1 April 2021).
Grid connections - EV chargers, solar, battery storage - go through UK Power Networks Southern under Engineering Recommendation G98 (small installs, connect-and-notify) or G99 (larger installs, notify-and-approve). We handle every submission. You never talk to the DNO.
Seasonality
Post-summer landlord EICR renewals cluster October to December - the private-rented sector deadline pushes fifths through in that window. Spring is EV charger season, when driveways are being redone and OZEV grant windows re-open. Solar and battery run year-round, with UKPN G99 turnaround typically four to six weeks. Emergency fusebox and no-power call-outs anywhere in CT7-CT12 same day where we can.
